What determines the cost of an expert report

It is almost everyone's first question, and the honest answer is: it depends on the scope. An expert report is not a standard product; every case involves different technical conditions, workload and purpose. That is why the fee is calculated on a case-by-case basis and agreed in writing before any work begins.

Factors that determine the fee

  1. Technical complexity. Diagnosing a damp patch requires far less effort than assessing the stability of an entire structure.
  2. Testing. Thermography, test pits, laboratory tests or structural modelling provide objective evidence but require additional resources and time.
  3. Area and travel. The size of the property and the distance from the expert's office influence the total dedication.
  4. Urgency. A very tight deadline may carry a surcharge, as it forces schedule reorganisation.
  5. Court use. A report intended for trial demands greater formal rigour, document traceability and, where applicable, oral ratification under the Spanish Civil Procedure Act (LEC).
  6. Number of pathologies. A report covering several issues simultaneously requires more inspection and drafting hours than one focused on a single defect.

How a serious quote is prepared
